Commercial HVAC Coil Cleaning Services
Dirty condenser and evaporator coils force commercial HVAC systems to work harder, consume more energy, and deliver less cooling capacity. Texas Industrial Infrastructure Services provides professional commercial coil cleaning services that restore system performance while helping extend equipment life and reduce unnecessary operating strain.
Whether you manage a hospital, manufacturing facility, office building, school, municipal facility, or industrial campus, our technicians use the cleaning method best suited for your equipment, coil condition, and operating environment.

Why Dirty HVAC Coils Matter
Most commercial HVAC problems don't start with a failed compressor.
They start with dirty coils.
Dust, pollen, grease, cottonwood, construction debris, and airborne contaminants gradually build up on condenser and evaporator coils, restricting airflow and reducing heat transfer.
The result is:
- Longer equipment run times
- Higher energy consumption
- Reduced cooling capacity
- Increased compressor strain
- Poor occupant comfort
- Premature equipment failure
Routine professional coil cleaning is one of the simplest ways to improve HVAC performance while protecting your investment.

Equipment We Clean
We provide professional coil cleaning for:
- Air Handling Units (AHUs)
- Rooftop Units (RTUs)
- Packaged HVAC Systems
- Condenser Coils
- Evaporator Coils
- Air-Cooled Chillers
- Make-Up Air Units
- Commercial Heat Pumps
- Industrial HVAC Equipment
Our Coil Cleaning Process

Step 1 - Assess
Every cleaning begins with an inspection.
We evaluate:
- Coil condition
- Airflow restrictions
- Fin condition
- Type of contamination
- Equipment access
- Site requirements

Step 2 - Protect
Before cleaning begins, we protect:
- Electrical components
- Adjacent equipment
- Roofing materials
- Interior finishes
- Sensitive operating environments
For occupied facilities, we also develop containment and runoff plans when necessary.

Step 3 - Clean
No two coils should be cleaned the same way.
Depending on the equipment and contamination level, TIIS may utilize:
- Dry steam cleaning
- Commercial coil cleaning chemicals
- Controlled low-pressure water cleaning
- Combination cleaning methods
Our objective is to restore heat transfer while protecting delicate coil fins and surrounding equipment.

Step 4 - Verify
After cleaning, we document:
- Before-and-after photographs
- Coil condition
- Cleaning method used
- Observed deficiencies
- Recommendations
- Maintenance priorities
This documentation provides facility managers with clear records for maintenance planning.

Texas Industrial Infrastructure Services provides commercial HVAC coil cleaning services within the scope permitted under Texas law for unlicensed cleaning providers. TIIS cleans accessible coils in place without cutting into or disassembling HVAC systems, altering electrical connections, or performing biomedical remediation.
TIIS does not hold a Texas Air Conditioning and Refrigeration Contractor license and does not directly perform HVAC work requiring such a license, including system design, installation, replacement, repair, modification, or other regulated HVAC contracting services. When a project requires licensed HVAC work beyond the permitted scope of coil cleaning, TIIS coordinates with qualified, licensed HVAC contractors from our network of trusted industry partners.
